A new community between two capitals of the Emirates
Seih Sdeirah is the first joint masterplan between Aldar Properties and Arada: a mixed-use community of villas, townhouses, retail and recreational amenities across up to 1.5 million square metres on the Abu Dhabi side of the Abu Dhabi–Dubai border.
The two developers bring complementary track records. Aldar has shaped much of modern Abu Dhabi, from Yas Island to Saadiyat, and already has an established community in Seih Sdeirah at Alghadeer. Arada has delivered large villa and townhouse neighbourhoods in Sharjah, including the landscaped, gated districts of Masaar.
Arada leads development and construction, with branding and sales managed jointly. Home types have been confirmed. Layouts, sizes, pricing, payment terms and handover dates follow with the official launch, and registered enquirers receive each release first.

On the border, between Abu Dhabi and Dubai
Seih Sdeirah occupies the north-eastern edge of the emirate of Abu Dhabi, where it meets Dubai. It is one of the few addresses where both cities work as a daily commute, with the growth corridor around Al Maktoum International Airport and Expo City Dubai just across the border.

Aldar and Arada, together for the first time
Seih Sdeirah is the centrepiece of an AED 15 billion agreement between the two developers. It is Arada’s entry into Abu Dhabi and the start of a partnership both companies expect to extend into further projects across the UAE.
Aldar Properties is Abu Dhabi’s largest listed developer, the master developer behind Yas Island, Saadiyat Island and Alghadeer.
Arada, founded in 2017, is the Sharjah-based developer of Aljada and Masaar, two of the emirate’s largest masterplanned communities. At Seih Sdeirah it leads development and construction.
Alongside the masterplan, Arada has acquired three residential plots on Yas Island, including two canal-facing sites totalling more than 27,500 square metres, as separate projects.

A new masterplanned community in Seih Sdeirah, Abu Dhabi, announced on 30 September 2026 as a joint venture between Aldar Properties and Sharjah-based Arada. It is planned across up to 1.5 million square metres and will combine villas, townhouses, retail and recreational amenities.
